Success in real estate involves more than just knowledge; it’s about being consistent, persistent, and eager to learn from others.

In the recent episode of Real Estate Success DFW, David Bentinck shares his journey from struggling rookie to top-performing agent. His story highlights the importance of prospecting, relationship-building, and hard work.

David’s success didn’t come from luck, but from staying focused on the right strategies and never giving up, even when things were tough.

Here’s how David’s journey can inspire your own real estate success.

Getting Started in Real Estate: The Challenges and Realities

As we kicked off our conversation, I asked David about his start in real estate. Like many of us, David didn’t dream of being in real estate as a kid. He tried the university route, unsure of his path, until he discovered his passion for business marketing. But it wasn’t until he got his real estate license that things started to change.

David admitted that when he first got started, he thought real estate would be a walk in the park. Inspired by shows like Million Dollar Listing, he believed it was all about making a few calls and landing big deals. As David shared, the reality hit hard; he spent the first six months without making any sales. His business cards were ready, his website was set up, but nothing clicked. It was a tough start, and David almost gave up.

But giving up wasn’t an option for David. He realized that he had to adjust his approach, and that’s when he made a pivotal decision to join a real estate team.

Prospecting for Success: Focus on Expired Listings

One of the biggest turning points for David was focusing on expired listings. In our chat, he shared how he was taught to prospect these listings; properties that didn’t sell the first time around but still had motivated sellers. These sellers were already willing to pay a commission, which made them prime candidates for David to connect with.

David’s philosophy was simple: prospecting consistently and following up with those who had already expressed interest in working with an agent. This approach worked well for him, and as he explained, it taught him valuable communication skills, especially when dealing with people who didn’t know him yet.

This experience laid the groundwork for his future successes. The lesson? Consistency in prospecting and follow-up leads to business growth.

Building Relationships: Networking with Agents

Another key point David highlighted was the importance of building relationships—not just with clients, but with other agents. In our conversation, he talked about how he began networking with agents across the country. This wasn’t just about gaining local business; it was about positioning himself as the go-to agent for those relocating to the Dallas-Fort Worth area.

David’s approach to agent referrals has been a huge success for him. By building trust with agents nationwide, he’s opened up a steady stream of referrals that continue to grow his business. His message is clear: Relationships are key, and working collaboratively with others in the industry can lead to long-term success.

His network helped him build a steady stream of business without having to compete directly for every listing.

Mastering Social Media: Staying Top of Mind

When it came to social media, David and I had a great discussion about how to leverage it for business.

In our talk, David emphasized that it’s not enough to just post pictures of houses. Social media, when used intentionally, can keep you top of mind with your audience. He shared that he focuses on posting about his closings and market insights, giving his followers valuable content.

One post, in particular, went viral, gaining over 66,000 views. But instead of letting that moment pass, David reached out to those who engaged with the post and started conversations. This isn’t just about getting likes; it’s about building connections and using social media to generate real business.

Clear Communication with Sellers

David’s approach to working with sellers is another area where he stands out. He shared with me how, in the past, he used to be more passive with communication. But over time, he learned that over-communication is one of the most important aspects of maintaining trust with sellers.

David keeps his sellers updated at every step, even when there’s no significant news. He’ll send updates on things like reverse prospecting, showing reports, and price adjustments. This level of communication ensures his clients always feel informed and confident that he’s doing everything to get their property sold.

Mindset of Abundance: Collaboration Over Competition

One of the most powerful things David shared with me was his mindset of abundance. He doesn’t see other agents as competition; he views them as collaborators. David’s approach to business is rooted in helping others, and he believes that by supporting others, he also creates more opportunities for himself.

In an industry where competition is fierce, it’s easy to see other agents as rivals. But David took a different approach. He views his fellow agents as collaborators, not competitors.

As David said, “There’s enough business for everyone. We all rise together.” This mindset has not only helped him build strong relationships within the real estate community, but it’s also helped him maintain a positive outlook, even when things aren’t going perfectly.

Podcasting and Real Estate Growth: A Natural Fit

During our conversation, we touched on podcasting, and I couldn’t help but think about how this medium could be a game-changer. As a professional in real estate, it’s so easy to tap into podcasting to expand your reach and establish yourself as an expert in your field.

While David has had limited experience with podcasting, he and I discussed how podcasting could be a great tool for real estate agents looking to expand their reach.

With the help of a professional podcast network, I’ve been able to take my podcast production to the next level, ensuring that it’s not only effective but also reaches the right audience. It’s a great way to build your personal brand, stay top of mind, and reach a broader market.

With the rise of podcasts as a platform for business growth, real estate agents can tap into a new audience while reinforcing their expertise.
