What It Takes to Lead and Grow in Today’s Real Estate Market: Insights from Rick Carr

By Shaune Corbett· · Updated

real estate leadership

In real estate, leadership is about showing up, setting the standard, and helping others succeed, even when the market isn’t making it easy. I’ve seen time and again how strong leadership can lift up entire teams and help individual agents grow into top producers.

That’s why I was pumped to sit down with Rick Carr on my podcast. Rick’s a long-time friend and one of the most consistent leaders I know. He’s a managing broker at HomeSmart, overseeing 250+ agents. He’s also someone who truly understands what it means to lead in both strong and shifting markets.

During our conversation, he shared lessons from his 30-year career, including his time in the military, his take on AI, and how he helps agents go from struggling to thriving.

Rick’s Unconventional Path to Real Estate

Rick was a tank crewman in the US Army. When he left the military, he was only 22. Just six months later, his father passed away, and Rick inherited the family business: a manufactured housing dealership.

That experience threw him straight into management, which taught him how to lead, how to take care of people, and how to set standards without being overbearing.

The discipline and structure he learned from the Army also shaped the way he works with agents today. It’s a leadership style built on accountability, support, and keeping your word.

Leadership, Loyalty, and Long-Term Success

Rick runs things with a simple rule: treat people the way you’d want to be treated.

He sets clear boundaries. He gives respect. And, he expects people to show up and do the work.

He’s not about gimmicks or quick wins. He’s about trust. Loyalty doesn’t come from titles, he says. It’s earned one conversation, one favor, and one hard moment at a time.

Right now, Rick is the only managing broker for several HomeSmart offices across Dallas-Fort Worth (DFW). That means he’s wearing all the hats: trainer, manager, compliance officer, recruiter. He even still does some production, just to stay sharp.

That level of hands-on leadership is rare, and it shows in the loyalty and performance of his agents.

Turning Struggling Agents into Producers

Rick isn’t just managing agents—he’s building them. He’s big on productivity and helping agents reach the next level, whether they’re new or already experienced.

He offers regular training, most of it live and online, so agents across Texas can plug in.

Here are a few things Rick focuses on when turning struggling agents into consistent producers:

  • Make prospecting part of your daily routine.
  • Don’t just focus on leads; focus on people.
  • Track your efforts, not just your results.
  • Be consistent with your follow-up.
  • Show up for training and stay coachable.
  • Use your tools (CRMs, calendar, and AI) to stay organized.
  • Never stop learning. Even top producers need a tune-up.

He says the best part of his job is hearing from agents years later, thanking him for believing, even when they didn’t believe in themselves.

Prospecting That Works: The Real Skills That Drive Closings

When it comes to prospecting, Rick is all about the basics—and for good reason. The top agents still work FSBOs, cancelled and expired listings, and real estate farming. Buying leads can help, but if that’s your only strategy, you’re vulnerable.

Using Sphere of Influence (SOI) Strategies

Both Rick and I have worked hard to stay top of mind with our networks. He recommends keeping your primary list tight, not thousands of people, but maybe 100 to 150 who you can actually stay in touch with.

Send personal notes. Make real calls. Be their go-to real estate person, not just someone they follow on Instagram.

Adapting to a New Era: AI, Tech, and the Future of Real Estate

AI is everywhere right now, and Rick compares it to when the internet first hit real estate—that big!

He’s seen agents use tools like ChatGPT to write social media posts, generate marketing plans, and even plan out their prospecting. He told me about one agent who named his AI, trained it on his style, and now talks to it daily for business advice.

But here’s the thing: AI helps, but it doesn’t think for you. You’re still responsible for what you put out there.

Rick stressed that point hard. Use AI to save time, not to skip responsibility.

One of the most important parts of staying successful in real estate? Keeping up with what’s going on in the industry.

If you’re not learning, you’re falling behind. That means:

  • Going to events, both online and in person.
  • Following leaders in the space.
  • Listening to real estate podcasts.
  • Talking to other agents and brokers about what’s actually working.
