Building a Seven-Figure Real Estate Business Through Coaching and Consistency with Shawna Martinez
By Shaune Corbett· · Updated

Building a successful real estate business doesn’t happen overnight. It takes discipline, consistency, and the willingness to learn from those who’ve already walked the path.
In this episode of the Real Estate Success DFW Podcast, I sat down with Shawna Martinez, a powerhouse agent who’s built a seven-figure business from the ground up. Her story isn’t just about sales numbers—it’s about resilience, smart decision-making, and the systems that make success sustainable.
The Power of Coaching and Accountability
When Shawna entered real estate full-time, she knew she needed structure. Instead of figuring everything out through trial and error, she hired a business coach through Tom Ferry Coaching. That decision became one of the biggest turning points in her career.
At her first Tom Ferry event, she stood up and asked how to transition from a buyer-based business to a listing-based business. Tom looked at her and said, “I bet you $5,000 you can’t go on 100 listing appointments before the end of the year.”
It was already mid-September, but Shawna took the challenge. She went on 101 listing appointments before December 31. She landed 20 listings, but the real value wasn’t in the number—it was in the lessons she learned.
She quickly realized most of those appointments weren’t qualified. The experience taught her to prequalify leads, improve her presentation skills, and protect her time. Looking back, she shared a key lesson she learned from Tom Ferry:
“If you bust your butt for three years, you can set yourself up for life.”
For Shawna, that wasn’t just advice—it became her reality.
Building a Business on Systems, Not Stress
Like many top agents, Shawna learned early that success comes from systems, not chaos. She built her business around efficiency and leverage, allowing her to work smarter—not harder.
Today, she consistently closes 80 to 100 transactions a year while working a four-day work week. Her schedule typically runs Monday through Thursday, 8 a.m. to 2 p.m. The rest of her time is spent with family, traveling, or practicing self-care.
How does she do it? By building a solid team.
Her support system includes:
- A transaction coordinator
- A virtual assistant
- A listing coordinator
- A licensed showing agent who handles evenings and weekends
She calculated her hourly rate at around $1,800 an hour, so she knows exactly which tasks are worth her time—and which should be delegated.
As she explained, “It’s not an $1,800-an-hour job to sit behind a computer managing a database. You have to leverage your time if you want freedom.”
Prospecting and the Numbers Game
Before Shawna built a referral network, she built a business through cold prospecting. She worked expired listings and FSBOs, using systems like Espresso Agent to access contact data.
Her goal was simple: set one appointment every day.
The early days were tough, but she stayed consistent. Over time, she began refining her approach—learning what worked, tracking her numbers, and mastering the art of conversation.
Now, her business is driven by a mix of referrals, repeat clients, and agent-to-agent opportunities. But she still relies on data-driven prospecting when needed, explaining that it’s one of the few things in this industry you can control.
“If I make a certain number of calls, I’ll get a certain number of appointments. If I go on those appointments, I’ll have listings and closings. It’s math, not magic.”
Leveraging Relationships and Staying Top of Mind
Like many high-performing agents, Shawna’s business now thrives on relationships. But she admitted that for years, she wasn’t fully tapping into her database. Recently, she’s shifted her focus back to staying in touch with past clients—and the results have been immediate.
I shared how connecting with your sphere 40 times a year can generate roughly 7 referrals per 100 people. Whether it’s through newsletters, market updates, or personal check-ins, consistency pays off.
We talked about several tools that can make this easier:
- Keeping Current Matters for market insights
- BombBomb for quick video messages
- HomeBot, which helps clients track their equity and has an impressive 81% open rate
Shawna also shared her strategy for authentic engagement. Instead of relying solely on her CRM, she connects with clients through social media. She celebrates their milestones, sends personalized cards, and keeps relationships alive long after closing.
When her clients post about these moments, they often tag her—turning genuine gestures into organic referrals.
“People want to feel seen. When you show up consistently and do what you say you’ll do, you’ll never run out of business.”
Working Smarter, Not Harder

As her business matured, Shawna stopped chasing every opportunity. She now refers out listings that require long drives or pull her away from her priorities. It’s not about doing more—it’s about doing better.
She explained how she recently referred out a $2 million listing simply because it was too far away. For her, success isn’t about being everywhere. It’s about focusing on where she can deliver the most value and protect her time.
This intentional mindset has helped her scale her business without sacrificing balance or quality.
Thriving in a Skill-Based Market
We also talked about how the current market is shifting. Easy deals are gone. Signs and listings alone don’t sell homes anymore. Today’s market demands skill, communication, and relationships.
Shawna compared it to the post-2008 market—where only the agents who knew how to adapt, build trust, and market effectively survived.
She put it best when she said, “Good markets create bad agents. Relationships and skills will carry you through the tough ones.”
That’s exactly why her business continues to thrive while others struggle. She focuses on the fundamentals—prospecting, relationships, and integrity.
