Tracy King of Your Home Sold Guaranteed Realty: The Blueprint for Selling 600 Homes a Year
By Shaune Corbett·

Scaling a real estate business past a few dozen closings a year isn’t a hustle problem—it’s a systems problem. I’ve watched agents work themselves into the ground, only to plateau because they never built the infrastructure to grow beyond themselves. On a recent episode of my podcast, I spoke with Tracy King of Your Home Sold Guaranteed Realty—a Tennessee broker who has solved that problem at scale. He shared some big insights, from the ISA model that eliminates cold calling entirely to the branding shift that tripled his Google presence overnight.
Why I Had This Conversation
Most agents I know are working six or seven days a week, and still feel like they’re falling behind. They’re juggling cold leads, admin tasks, sign installations, buyer calls, and paperwork, all while trying to close deals. That’s not a business. That’s a job with no ceiling and no exit.
Tracy found the exit. As the founder of Your Home Sold Guaranteed Realty in Tennessee, Tracy brought 25 years of high-performance steel sales experience into real estate when he entered the industry in 2006. By 2012, he had opened his own brokerage with his wife. In 2018, he pulled himself entirely out of production and turned his full attention to building the system. Today, his team closes over 600 homes a year across four Tennessee markets: Knoxville, Sevier County, the Tri-Cities area, and Nashville.
What makes Tracy worth listening to isn’t just the volume. It’s the intentionality behind every piece of how he built this operation.
The ISA Model: Replacing Cold Calls with Pre-Set, High-Converting Appointments
The single biggest operational shift Tracy made was building what’s known as the ISA model real estate teams use to eliminate cold prospecting.
ISA stands for Inside Sales Agent. Tracy’s ISAs don’t dial for dollars. They respond to inbound inquiries generated by the team’s marketing by email, text, or phone. They qualify the prospect, confirm their timeline, and book the appointment. The outside agent shows up in a pre-qualified, pre-set meeting. That’s the only thing they do.
Each ISA supports four to five outside agents. Tracy runs all five of his ISAs out of a single centralized office in Knoxville, serving every one of his four Tennessee locations.
In the first quarter of this year, his ISA team converted 30% of all generated leads into booked appointments. In an industry where numbers like that are nearly unheard of, Tracy attributes it entirely to the quality of his marketing, not to market conditions.

Alongside the ISAs is Tracy’s Department of Client Care (DOCC). Once a bound contract is submitted, the DOCC handles MLS entry, photography, and the full transaction through to closing. Agents are only re-engaged if something requires renegotiation. Everything else is handled.
This is how Tracy’s agents consistently earn over six figures annually without spending anything on lead generation.
The Omnipresent Marketing Stack and the $1M Direct Mail Piece
“I know a lot of people say direct mail’s dead. I make over a million dollars a year on one direct mail piece. And I have three direct mail pieces. So, it’s not dead to me.”
Campaigns for targeted direct mail real estate leads only produce results when the targeting is precise. And that precision is what sets Tracy’s numbers apart.
He doesn’t mail zip codes. He buys curated lists: absentee owners, homeowners flagged as most likely to sell. The message is calibrated to where those prospects are in their decision-making cycle, which is why a single mail piece generates over seven figures a year.
Layered on top is what Tracy calls the “air attack”—radio, TV, and billboards running simultaneously. By the time a prospect opens his mailer, they’ve already seen his brand on a billboard and heard his voice on the radio. That’s omnipresent marketing real estate operators rarely execute at this level of consistency.

The compounding result is reverse prospecting real estate at its most refined: the consumer calls you, the ISA answers, and the appointment is booked. No chasing. No cold outreach. No wasted energy on low-intent leads.
Why Tracy Dropped “Kings of Real Estate”, and Tripled His SEO Overnight
“The algorithm and the marketability of the name worked in our favor, but the biggest thing was that consumers, especially sellers, really connected. Our name is our promise.”
In April 2020 (the height of COVID uncertainty), Tracy rebranded from “Kings of Real Estate” to “Your Home Sold Guaranteed Realty”. The timing looked bold, but the results were immediate.
Without changing a single marketing channel or increasing his ad budget, Tracy experienced what he called a “quantum leap” in business volume. Google responded almost instantly. The new name aligned directly with seller search intent, and the organic SEO improvement was effectively instant, tripling his digital presence without spending a dollar more.

The lesson for real estate brokerage scaling is uncomfortable for a lot of operators, as ego branding caps your ceiling. I’ve spoken with brokers so attached to their personal name that they’ll never sell more than 50 or 60 homes a year.
“Your Home Sold Guaranteed” answers the only question sellers are actually asking. It’s a brand that agents want to work under, consumers trust at first glance, and Google rewards immediately.
What Changed for Me After This Conversation
“When a seller or a buyer signs the agreement, and you sign the agreement, you’ve just made a contract between each other. You said you’re going to do all these things. You have to live up to it.”
After sitting with Tracy’s framework, I stopped thinking about business growth as a staffing challenge and started seeing it as a design challenge. Every piece of what Tracy built is a designed system. Systems scale. People running on willpower don’t.
What hit hardest was Tracy’s approach to accountability. He doesn’t use standard NAR listing agreements. He writes his own, complete with performance guarantees and financial penalties if the agency fails to deliver. Sellers know exactly what they signed up for. That kind of written clarity builds a reputation that markets itself.
Inside our community that helps agents succeed, the question I hear most often is, “How do I grow without everything falling apart?” Tracy’s answer is to build the system before you try to scale it.
If you’re thinking about selling your home in Tennessee, Tracy King of Your Home Sold Guaranteed Realty has built the kind of guarantee-backed, predictable operation that removes the uncertainty from what is, for most people, the biggest financial decision of their lives.

Frequently Asked Questions
What does an Inside Sales Agent (ISA) do in a real estate team?
An ISA responds to inbound inquiries generated by the team’s marketing, qualifies leads, and books appointments for outside sales agents. Tracy King’s ISAs never cold call. They only engage with people who have already responded to the team’s outreach.
How does Tracy King’s direct mail strategy generate over $1 million a year?
Rather than mailing entire zip codes, Tracy purchases curated lists targeting specific profiles: absentee owners and homeowners statistically likely to sell. This ensures the message reaches people already in a decision-making window. Paired with radio, TV, and billboard exposure, the direct mail arrives as a reinforcing touchpoint, not a cold introduction, which dramatically increases response rates.
What happened when Tracy King rebranded to Your Home Sold Guaranteed Realty?
The April 2020 rebrand produced an immediate jump in business volume without any changes to Tracy’s existing marketing channels. The new name aligned with seller search intent, drove measurable organic SEO improvement, and communicated a clear consumer promise.
