Shaune Corbett on Real Estate Success DFW: Why I Stopped Trusting the MLS
By Shaune Corbett·

What if the tool built to sell your listings is actually working against you? For years, I trusted the MLS to create exposure, until I watched it quietly kill urgency and drag down offers on my own homes.
It is I, Shaune Corbett, on Real Estate Success DFW, and I recently joined Devin Dubuc of Loan Officer Success Live to unpack why I walked away from the playbook most agents still swear by. This is for any agent ready to protect their commission and control their own pipeline.
Here’s a preview of that episode:
Why I Had This Conversation
Devin and I work with the same buyers and sellers from opposite sides of the table, and we kept landing on the same frustration. Agents are trained to compete on price because nobody teaches them how to compete on value.
Our conversation mattered to me because I have run over 500 transactions and watched agents make the same mistakes on repeat. I wanted to lay out, in plain terms, why the systems most agents lean on are actually working against them.
Devin brings the mortgage side of this equation, and between us, we see the full picture of why buyers and sellers keep getting squeezed. That combination is exactly why this episode is special.

The Broker Myth That Is Draining Agent Commissions
Most agents believe their brokerage is what sells the house. It is not. A brokerage exists for licensing and liability, nothing more. The relationships, the database, and the reputation you build all belong to you.
I have watched brands that once controlled forty percent of my market shrink to under ten percent in a few years. The name on the sign was never what moved the property. I am the one who builds and keeps that value under the Your Home Sold Guaranteed brokerage model I operate under today.

If you close a client while working under one brokerage and later move firms, that client comes with you. The broker never owned the relationship in the first place, and once agents understand that, everything about how they build a business changes.
Why Chasing Everyone Costs You Everyone
Early in my career, I marketed myself as someone who could serve all of Dallas-Fort Worth. That is the fastest way to connect with no one. Trying to be everything to everyone means you speak to a thousand people and convert half a percent of them.
You do not need to be everywhere for everyone. I’d rather find ten people I connect with at ninety percent than a thousand people I connect with barely at all. When you talk and communicate the way your niche actually thinks, they relate to you immediately, before they have even met you.
I have never lost business by narrowing my focus. What happens instead is that the first-time buyer I help closes, and six months later their parents need to sell and move closer to the grandkids. They do not care that my niche was first-time buyers. They already trust me.
This is also why I built out a community that helps agents grow and succeed, because the same principle that wins clients also builds a stronger network of agents around you.
How the MLS Quietly Devalues Every Listing I Sell
Here is something that will sound backwards at first. Putting a home on the MLS for ninety days with price drops does not create demand; it kills it. Ten thousand eyeballs and no offers tells every buyer that something is wrong with the house.
I run my listings the opposite way through an off-market listings strategy. I never expose days on market or price history. I go find the right buyers directly, and because the opportunity feels exclusive, the same home that would sit for months moves in days.

That gap between the two approaches is not random. It comes down to what buyers assume when they see a listing that has been sitting in public view for months versus one that feels hard to find.
“MLS actually devalues property. If my identical home were on the MLS for ninety days with three price drops and nobody’s moving after getting ten thousand eyeballs on it, and then I have my home that I don’t put on the MLS, I target buyers directly, they don’t see days on market, they don’t see price drops, and there’s a scarcity in it because it’s exclusive opportunity.”
That scarcity is not a trick. It is simply removing the noise that trains buyers to assume something is wrong.
The Certified Pre-Owned System That Ends Price Negotiations
Every seller expects to get negotiated down once buyers start asking for repairs. I built a certified pre-owned home process specifically to remove that leverage before it ever comes up.
Before I ever put a home in front of a buyer, I run a full pre-inspection, pull a report for insurance claims, and open the title so every judgment or lien is already known. Buyers walk in with full transparency, which means there is nothing left to negotiate once we are under contract.
“In the absence of value, price is negotiable. If you don’t recognize that you don’t add value to your client, then you can be negotiated on your price. All the things you list out are what every agent on the planet can do. They can call the guy next door, and he’s going to offer the same thing.”
That is exactly why I stopped competing on the same three things every other agent offers. A sign in the yard and an open house is not a value proposition; it is a commodity.
What Changed for Me After This Conversation
Talking this through with Devin reminded me how much of my own approach only makes sense once you say it out loud. The one-hour open house is the clearest example. Instead of a weekend of five or six casual walk-throughs, I bring forty to fifty serious buyers through in a single hour.
“When you have an open house, and you do it for two hours, and you get five or six people through, there’s no sense of urgency. You do it for one hour, and you have forty to fifty come through it, and you get, I’ve got to have it. It teaches everything.”
What changed for me is how clearly I can now explain why this works to other agents. It is not about tricking buyers. It is about giving serious buyers a reason to act and filtering out everyone else.
That same philosophy now anchors my upcoming book, Simple Sphere System, which teaches agents to generate closings straight from their own database instead of paid leads. This is the thinking I keep coming back to as Shaune Corbett on Real Estate Success DFW, and it is why my conversation with Devin stuck with me long after we stopped recording.

Frequently Asked Questions
Do I really need a brokerage to sell real estate successfully?
You need one for licensing and legal purposes, but the brokerage brand is not what sells your listings. The relationships and reputation you build belong to you and follow you wherever you go.
Why would keeping a listing off the MLS help a seller?
Removing days-on-market data and price history prevents buyers from assuming something is wrong with a home. Targeting the right buyers directly creates urgency instead of letting the listing sit in public view and lose credibility over time.
How does a certified pre-owned home process prevent negotiations later?
Completing inspections, title work, and disclosures before a buyer ever makes an offer means every issue is already known and priced in. That transparency removes the leverage buyers usually rely on during the option period.
