How Nathan Clark and The Nathan Clark Team Built a 600-Deal Business on Guarantees, Systems, and Ugly Postcards
By Shaune Corbett· · Updated
You spent an hour at a kitchen table with a market analysis, a page about your years in the business, and a plan to take great photos. The sellers nodded at everything. Then they listed with the agent who quoted a lower fee.
If that has happened to you more than once this year, effort probably is not the problem. Positioning is. That is exactly why I brought Nathan Clark of The Nathan Clark Team onto Real Estate Success DFW.
I have watched hundreds of good agents plateau at the same ceiling, and I do not promote anyone I have not checked first. I pulled Nathan’s back records before we recorded. Five hundred to 600 deals a year and $10 million in GCI is the kind of claim that usually falls apart on a second look. His held up.
Here is what you will take away from this article:
- The four guarantees Nathan puts in writing, and what he pays when one gets missed
- Why a business built on your personality caps out near five or six closings a month
- How he runs a $10 million GCI operation on about five hours of his own time each week
- The postcard test that produced a 300% difference in ROI, and why he retests it yearly
- The two-column exercise I am now running on my own business in Dallas-Fort Worth

Why I Had This Conversation With Nathan Clark of The Nathan Clark Team
Trust, but verify. That is how I handle every guest, and it is the same standard I bring to the people I represent. If you want to know who is behind this podcast, you can meet a trusted real estate agent in Dallas-Fort Worth first.
Nathan Clark founded The Nathan Clark Team in Rhode Island. He said there are 8,000 realtors in that state to choose from, and his team has been number one for 16 years in a row, with 17 coming this year. He started in real estate around 2004 and sold about 30 homes his first year.
He started building a team in 2005 and 2006, and that foundation is the reason the 2008 crash did not end him. After joining Your Home Sold Guaranteed Realty in 2018 and 2019, his team moved from roughly 350 transactions to more than 600 in a couple of years.
Here is why I published it. Nothing he does is proprietary. There is no special widget. Every lever he pulls is available to the agent watching, including you.

The first lever has nothing to do with working harder. It comes down to what a seller hears when you start talking.
Nobody Is Listening to Your Résumé: They Are Listening to WIFM
“You got to understand that most sellers and buyers are tuned in to one radio station, WIFM. What’s in it for me? They want to know, why should I call you? Why should I use you versus all the other choices I have out there, including doing nothing at all? And the number one differentiator that we’ve used for years that stands out, and what we’re known for, is your home sold guaranteed or I’ll buy it.” — Nathan Clark, Founder, The Nathan Clark Team
The default agent pitch is image advertising. I am number one. I am local. I grew up here. I have sold 200 homes. As Nathan said in the episode, none of that moves risk off the client.
Certainty is the actual product. In a slow market, one fear sits under every question a seller asks, which is whether the house will sell at all. Answering that on paper is what real estate performance guarantees are for.

What The Nathan Clark Team puts inside the listing agreement, not the listing presentation:
- Home sold guaranteed, or Nathan buys it
- A communication guarantee. A response within 24 hours, or the client gets $1,000
- A days on market guarantee
- A price guarantee for 100% of the asking price, with any shortfall paid out of his commission
That last one is not theoretical. On a $450,000 list price that closes at $440,000, the $10,000 comes out of his side. He said it happens every month and treats it as part of doing business.
Your version does not need to copy his. Build it this way:
- Write down the top three complaints sellers in your market have about agents. Communication is almost always number one.
- Turn each complaint into a written promise with a dollar consequence attached to it.
- Move those promises out of your presentation and into the listing agreement.
A promise like that only holds if the business behind it delivers every time. That takes something most agents never build.
If the Business Can’t Run Without You, You Don’t Have a Business
Nathan works about five hours a week in the business. He had just come back from two weeks away when we recorded, and he said the team did not notice.
Those five hours go to reading numbers. Listings, buyers, market metrics, conversion. He decides which levers to pull and what outcome he expects. He compared it to watching the gauges in a race car.
Underneath that sit documented real estate systems and processes, each with a KPI attached. The front office answers in two rings or fewer. There are systems for listing presentations, buyer presentations, appointment conversion, price reductions, sign installs, photos, and property descriptions.

Now the math on the other model. An agent who is the entire business tends to cap near five or six closings a month. As I said in the episode, the top performers working purely off their sphere land around $300,000 to $350,000 in GCI. That is real money. It is still not an asset.
I have said this for years, and Nathan said it better. If you die and the business dies with you, you never owned a business. You owned a job with a good year attached.
Building a sellable real estate business is a decision you make at the beginning, not a scramble at the end. The requirement is unforgiving. It has to operate without the key man.
Systems keep the promise once a seller signs. Something else has to bring that seller to the door.
You Are in the Marketing Business Whether You Like It or Not
“You got to have great people to run a company. We have great people that work here. But you have to have great systems, because the systems is what manages the people. I think I saw a stat one time that said the average American forgets how to do their job between Friday and Monday.” — Nathan Clark, Founder, The Nathan Clark Team
Clients hire us to market their home better than they can market it themselves. Anybody can put a sign in the front lawn. As Nathan said in the podcast, if you do not think of yourself as a marketer, get out now, because you are in that business anyway.
The tracking is where it turns technical. Every ad gets its own phone number. Three signs on one lawn means three numbers, so he knows whether the call came off the talking house sign, the certified pre-owned sign, or the texting sign.

Then he changes one variable at a time and watches whether the number moves. That is real estate marketing split testing, and almost no agent does it, because it feels like wasted spend.
His most counterintuitive result came from postcards. Black and white against color, same offer, same wording. The ugly version returned a 300% difference in ROI. He retests it every year because he did not believe it either.
Three things worth stopping this quarter:

- Mailing a postcard that is 80% a photo of you, finished in gold foil. It gets attention. It does not get calls.
- Running ads with no attribution mechanism, then judging performance by feel.
- Letting AI write your listing descriptions without ever testing which words actually convert.
If you want people to test alongside, explore the Dallas-Fort Worth real estate community and find the agents already tracking their numbers.
That reframed how I look at my own business.
What Changed for Me After This Conversation

“This whole industry has become a commodity of everybody doing the same thing. I challenge anybody that wants to be different is to be different. Make a line down a piece of paper and say, “Hey, this is what everybody else does, and I’m going to do the different. I’m going to do everything different than everybody else.” And I guarantee you’ll find success overnight by being different.” — Nathan Clark, Founder, The Nathan Clark Team
I came in expecting a scaling conversation. I left with a positioning one. Nathan’s team dropped out of the National Association of Realtors once MLS access in his area no longer required membership. He described it as another way to stand out, and said it leaves open the option to offer co-broke bonuses, though he was clear he is not going to run back and do it right away.
I used to treat differentiation as a branding exercise. I now treat it as a math exercise. Every place you look identical to your competition is a place where fee becomes the only variable left.
So I am running Nathan’s two-column exercise on my own business. Left column, what everyone in DFW does. Right column, what I am willing to put in writing that they will not.
Below are the details agents most often want pinned down.
FAQ Section
What guarantees does The Nathan Clark Team actually offer?
A home sold guarantee, where Nathan buys the home if it does not sell. A 24-hour communication guarantee backed by $1,000. A days on market guarantee. And a price guarantee for 100% of the asking price, with any shortfall paid out of his commission. All of it sits inside the listing agreement.
How many hours a week does Nathan Clark work in his business?
About five, spent almost entirely on reviewing metrics and deciding which adjustments to test next.
Do I need to leave my brokerage to do this?
Not necessarily. Nathan’s move off ReMax came down to math. He estimated roughly $120,000 a year going out in splits and desk fees, plus his marketing was building their brand, and expired listings from other ReMax agents never reached him. Run your own numbers first.
What’s the first thing an agent should test?
One tracked variable in one channel. Unique phone numbers on your ads are the cheapest place to start.
One more note. This show runs with help from people I use in my own transactions, and you can meet trusted real estate partners in Dallas-Fort Worth on the sponsors page.
