The Mindset Shift and Strategies Driving Real Estate Growth and Success Today with Tobi Oluwafemi

Growth in real estate today does not start with tactics. It starts with mindset. I have seen agents chase new tools, fresh scripts, and the latest trends. None of it matters if your head and heart aren’t set on building something real.

I had the pleasure of hosting Tobi Oluwafemi, a CPA turned top-producing realtor here in Dallas-Fort Worth (DFW), on my podcast. Tobi’s story is powerful because he didn’t step into real estate with a plan. He stepped in with curiosity, discipline, and a desire for freedom. The mindset shift he made changed the way he works, leads, and grows his business.

From Corporate Limits to Freedom: Tobi’s Journey into Real Estate

Tobi didn’t grow up wanting to be a realtor. His life was set on the path of accounting.

After arriving in the US in 2006, he focused on his education, landed an accounting job, and entered the corporate world. But as the 2008 financial crisis unfolded, he started noticing the “foreclosed” signs on every street. That moment made him curious about real estate and how it shapes people’s lives.

In 2012, he bought his first home. Watching that home appreciate opened his eyes even more. He realized ownership creates opportunity. Over time, he saw the limits of corporate life: office politics, slow growth, and too little control over his future. Entrepreneurship kept calling.

Tobi began flipping houses and real estate wholesaling. At first, he got his real estate license just to save commission on his own deals. But the more he helped friends and contacts, the more he grew into the business.

What started as a side hustle became a full-time path toward freedom.

Treating Real Estate Like a Real Business

Tobi brought his CPA mindset into real estate—numbers, tracking, patterns, and behavior.

He watched his own actions the same way he used to study financial reports. Calls made, conversations had, meetings held, followed up, and saw outcomes. If he changed the number of attempts, he saw the results change, too.

This corporate-level consistency is what carried him to 10 deals without even trying during COVID. It wasn’t luck. It was discipline. And that discipline created growth!

“Mind Your Own Business” Mindset from Rich Dad Poor Dad

A big shift came after he read “Rich Dad Poor Dad.” The idea of “mind your own business” hit him hard. He realized that if real estate was going to be his business, he needed to treat it with the same respect he gave his employer.

That meant being accountable to himself, not waiting for someone else to push him. This mindset is why top producers rise while others stall.

Education Over Selling to Build Trust in a Skeptical Market

Clients don’t want to be sold; they want to understand. This is a key part of Tobi’s approach.

Instead of pushing listings, he breaks down monthly payments. People think in payments, not prices. He runs scenarios. He gives case studies. He shows the math in a simple way. When he sends homes, he includes the estimated payment and down payment. That’s how he gets responses.

I follow a similar approach. I never push, but teach. I lead with value. I would rather give people useful information and let them come to me when they are ready.

It’s the same reason I invest in real estate podcast production. Sharing knowledge builds trust and authority. When you teach first, people remember you.

Education creates trust. Trust brings referrals. And, referrals build a real business!

Winning in a Tough Market Through Strategy and Consistency

The DFW market today is tight. Inventory is low. Rates are higher. Buyers are cautious. But tough markets reward agents who don’t slow down.

Here are the strategies Tobi leans on:

    • He doubles his conversations.
    • He increases follow-up.
    • He door-knocks.
    • He makes personalized calls.
    • He verifies that clients understand the numbers he sends.
    • He uses moments of high interest rates to negotiate better deals.

When the market cools, most agents pull back. That’s why consistency matters. If you stay active during slow seasons, you explode with growth when conditions improve.

Sustaining Long-Term Success Through Balance, Systems, and Mentorship

Tobi’s life is busy. He has a young family, and like many agents, he’s had to learn how to balance work with home.

Here are some of the practices he uses:

    • Hiring VAs to handle admin work
    • Setting routines to protect focus
    • Committing to office time instead of working all day from home
    • Creating boundaries for family time
    • Training helpers so clients still feel cared for

I also separate work and home. I stay present with my kids. I delegate weekend showings when needed, so I don’t miss important moments.

Systems make this possible. Without systems, growth becomes chaos. And, mentorship speeds everything up.

Final Advice to New or Struggling Agents

Here’s what Tobi and I want agents to remember:

    • Get a mentor
    • Focus on education, not pressure
    • Track your behaviors and numbers
    • Treat real estate like a real business
    • Don’t personalize rejection
    • Build systems early
    • Stay consistent even when the market isn’t

These simple habits can completely shift your business.Want to hear my entire conversation with Tobi? Listen to our podcast episode!
